It's all about paperwork! The smallest mistake can cause a case to be delayed. Doing the right paperwork (and doing it properly) is one of the most important things that our solicitors will do.
For tenant eviction a landlord would generally serve one of two notices under the Housing Act 1988. A Section 8 Notice is a 14-day notice seeking possession due to rent arrears, nuisance or breach of tenancy. A Section 21 Notice is a two months notice to terminate a tenancy agreement and seek possession. Our solicitors will often serve both simultaneously within their three easy steps to secure the eviction.
Step one: Serve the notice (£99 fixed fee) A section 8 notice & section 21 notice will be served on your tenant/s for breach of tenancy agreement. This is when most tenants realise how serious you are, and in most cases it's the only jolt they need.
Step two: Court Proceedings & Hearing (£499 fixed fee) To evict a bad tenant, they will issue court proceedings against your tenant/s, arrange the court date, arrange all your legal papers and go before the judge to obtain a possession order for regaining property. This fee also includes a Court Issue Fee.
Step three: Instruct Certificated Bailiffs (£165 fixed Fee) Very few nuisance tenants will remain in a property after the court has ordered the tenant to leave and the bailiff date is instructed. Our solicitors will arrange for the court bailiffs to remove your tenant, so that you get your property back.
Rent recovery can be very time consuming, repeated phone calls and letters are often met with false promises of payment. Our certified bailiffs will deal with your instructions quickly, effectively maximising your cash flow and reducing your overheads and more importantly release you for more profitable tasks.
Prompt action to secure payment is the key to successful rent recovery. Delays allow arrears to escalate which makes it harder for your tenants to pay and often results in the tenant absconding without payment being received.

Old debts will eventually damage your business; therefore we recommend that you pass your outstanding accounts over to our team of specialist for collection as soon as possible.
Rent Recovery From Debtor (£75 fixed fee) Once instructed our Debt management team will contact the debtor, if unsuccessful in getting payment from the debtor they will instruct our certified bailiffs to visit the debtor at home and at work until the debt is collected. (the bailiff will retain 15% of the debt collected as their fee)
Pre Court Action Letter (£25 fixed fee) This letter shows your debtor that you are serious about collecting the debt, simply complete the online form, our solicitors will then email you a pre court letter on their letterhead for you to post or serve on your debtor.
Has your tenant disappeared without paying the rent? then our tenant tracing service, will attempt to obtain a current address for your absconding debtors. This service is offered on a NO TRACE, NO FEE basis, which means your payment will be refunded if the trace is not successful.
