Letting your property offers huge advantages in the present housing market. Whether you are going abroad, job relocating, having trouble finding your mortgage repayments, have bought a property for investment purposes or simply unable to sell your property. Once you have reached the decision to let your property, there appears to be an influx of things to deal with so we have listed below are a few key points that may be useful.

When it comes to décor and furnishings everyone’s tastes vary so this is always best-left plain and simple. Although it is wise to remove any items of personal value, the majority of tenants prefer to see a homely environment. Some pictures and plants can also be most effective.
Cleanliness is vital; money spent freshening a property up can be the difference between renting it out and having it sit empty. Clean bathrooms and kitchens are often the key to success. If your property has a garden then plain simple is often the best. Slow growing shrubs, gravel areas, decking, large patios or even just grass are much easier for tenants to maintain and keep attractive than a pond and a lot of flower beds.

Building & Contents Insurance

Review your insurance and where necessary, take out extra cover. The building and (Minimum) contents insurance is the owner’s responsibility (please don’t hesitate to contact us for recommended insurance plans specifically designed for rented properties). It is advisable to remove any personal items that are irreplaceable from the property.
